However for Borrowers with excellent credit and strong financial statements, who are seeking to finance property that produces Net Operating Income equal to 125% to 140% of proposed loan payments, bank loans are now available at very low interest rates with high Loan to Value Ratios and terms of up to 30 years! Although we work for you rather than the bank, we do reduce the work that the bank has to do and are therefore often able to get them to reduce their fees, but our fee will usually increase your cost by 1/2% to 1% of the loan amount.
